Sited where you want it.
A walled garden, a headland, a city courtyard. The base is levelled to suit the ground and the same kit goes up on top of it.

NuaHome is a complete home for the end of your garden: four products across 36 and 45 m², each with a kitchen, a fully tiled shower room and one or two bedrooms. Built to the building regulations and handed over with an engineer's certificate.
A garden home is one of the largest things you will ever buy. These four hold true across all four products, in either specification.
Every home is engineered to your site and your drawings, not picked off a shelf. The four layouts are the starting point.
Designed and built to meet the building regulations in full, the same standard a new house has to reach.
Groundworks, structure, fit-out, kitchen, bathroom and finishes. One team, one contract, handed over ready to use.
Your build is signed off on completion by a chartered engineer, giving you the document your solicitor and your lender will ask to see.
Tested by the Building Research Establishment and certified by the British Board of Agrément. Every build is then signed off by a chartered engineer.
Every home is engineered to your requirements and pre-assembled under factory conditions, then installed in weeks.

What's included
Base, wall, roof, finishes. The programme holds through rain, and the work stays at the end of the garden.
See the processThree principles decide every specification we write, and they are the reason the system looks the way it does.
An engineered wall is far thinner than a cavity wall reaching the same warmth, and the difference goes back into the room. That matters most at 36 square metres, where every centimetre is somewhere to put something.
Walls and roofs are cut and pre-assembled under controlled conditions to your exact specification, which removes waste, weather delays and most of the noise from the site.
Not a shed with insulation. NuaHome is built to the standard a new house has to meet, with a bathroom, a kitchen and bedrooms that hold real furniture, and it is certified to prove it.
Somewhere the family ends up without being called. Doors that open the whole elevation onto the deck in summer, and a building warm enough that nobody thinks twice about it in February.
The same home, doing different jobs. Whichever one you pick here carries through to the survey, so the conversation starts where you are.
A kitchen, a bathroom and one or two bedrooms. Not a room at the end of the garden, but an address.
A grown child who needs their own front door, or a parent you would rather have across the lawn than across the county.
Thirty seconds from the back door and entirely out of the house. Quiet enough to think in, warm enough to use in January.
A home of its own to let. Two units can sit on one site, each with its own deck and parking, subject to planning, which we will be straight with you about.
A building at the end of the garden is only worth having if you use it in February. Insulated to the standard a new house has to meet, so it is warm at seven in the morning and still warm at eleven at night.
Frost on the lawn, mist in the hedge, and a room that is already up to temperature. Heating a well-insulated 36 m² costs closer to a fridge than a house.
The wall and roof arrive as one engineered kit and go up in days, so the building is watertight early and stays that way. Rain on the deck, nothing on the floor.
Full-height glazing works both ways after dark. From the house it reads as a lantern at the end of the garden; from inside it reads as another room.
An animation of the sequence, from the day the base is poured to the morning the table goes in. Base, wall, roof, finishes, in order and on programme.
Each one is a complete home with its own drawn plan, named finish concept and fully tiled shower room, and each is engineered to your site rather than dropped on it.

All builds differ, but the average construction time is over 50% quicker than a traditional brick-built build, and work continues in any weather.
Foundations and the base are prepared on site, ready for the kit to arrive.
Installation of the high-performance NuaHome Warm Wall begins, and moves fast.
The Warm Roof is fitted, making the home watertight and thermally efficient.
Internals and externals are prepared for your finishing touches and decoration.
The completed build is signed off by a chartered engineer, giving you the certificate your solicitor and your lender will ask to see.
Applied effortlessly, in two colours.
Horizontal or vertical, for a warm finish. Four colours from the Celuplast shiplap range.
Your surveyor will answer all of these in person, but here is where most homeowners start.
Eight to twelve weeks is the average across a range of completed projects, once the base is ready. Times vary with the size and complexity of the build, and your surveyor will give you a programme before work starts.
It depends on the size, the siting and whether anyone will live in it. A garden office is treated very differently from a home someone sleeps in. Building regulations approval is always required, and we will talk you through both at survey stage.
The fabric is built to the U-values a new house has to meet (0.18 for walls, 0.15 for roof and floor), with a bathroom, a kitchen and bedrooms. Whether it can be occupied full time is a planning question for your site, and one the survey covers.
Four, across two sizes. 36 m² and 45 m², each as a one-bedroom or a two-bedroom. Every one has a drawn plan and a named finish concept.
The system has been independently and rigorously tested by the Building Research Establishment, and the NuaHome Warm Wall is certified by the British Board of Agrément.
Because the wall and roof are fabricated offsite, there is far less cutting, waste and wet trade work on your property. The structure is watertight quickly, and work carries on in any weather.
Not a garden room with a bed in it. A proper kitchen, fitted wardrobes, a fully tiled shower room and somewhere soft to sit, finished so it feels like home, not a project.
A fitted kitchen in every home, with dining for four beside it. Signature adds a bespoke Irish-made kitchen and the appliance package.
Full-height fitted wardrobes, so the bedroom stays calm. Included in Signature, an option in Classic.
Proper double bedrooms, each with its own door off the living space. Two-bedroom models add a second.
A walk-in shower and a fully tiled shower room in every model, not a cubicle in the corner.
Rooflights over the living space and glazing to the garden. Insulated like a new house, so it stays warm in January.
Each model has its own palette: chalk and pale oak, warm oak and terracotta, putty and oatmeal, forest green and stone.
